Portfolio Management - Office
C.A.R.L. allows you to assign properties to specific offices. Office designation is ideal should you have a head/central office for property management.
Portfolio Management - Company
Gives you the ability to establish different companies. Each portfolio is separate, with separate accounts, reports, listings, fees and documentation.
Automatic Letters
Record the meter readings for the Gas, Water and Electric and letters will be generated stating the reading when the tenant vacates, along with a forwarding address.
Detailed Repair Options
A thorough repair management function that has been designed to save you time and effort, the majority of the fields are automatically completed by C.A.R.L. with added options including contractor quotes, sub contractors, repair history and batch invoice processing.
Periodic Tenancy
Once C.A.R.L. is aware that the tenancy is periodic it will produce notices to the landlord and tenant (including Section 13 notice if required) and also the correct Section 21 (S21 (4) (a)

This function is the front line in your campaign to manage tenant enquiries. The screen allows you to easily cross-reference the requirements of individual applicants to properties available.
Landlord HMO and Student Licensing Facilities
The system enables you to deal with HMOs and student licenses as laid out by the recent changes in the 2004 Housing Act.
